Two ingredients: locations and filters
Every search combines locations (where to look) with filters (what to match). You can search for properties or for people — the source type decides whether your results are property records or contact records.
Locations (OR)
- States, counties, cities, and ZIP codes
- Draw a radius or a custom map area
- Add several — a property in ANY of them matches
Filters (AND)
- Value, equity, owner type, beds/baths, and more
- Each filter you add narrows the results
- A property must match ALL filters to appear
Counts and estimates are always free
Checking how many properties match a search costs nothing — you only spend credits when you actually pull records (open, reveal, or export). Check the count first so there are no surprises. See Understanding data credits.

Choose properties or people
Property search returns property records (with optional owner contacts). People search returns contact records.

Start broad with a state or county, or narrow to a ZIP or a hand-drawn area on the map.

Layer on filters
Add filters one at a time and watch the count update. Not sure which to use? Try AI Search and describe it in plain English.

Save it or act on it
Save the search to rerun later, build a list from it, or export the matching records.
Frequently asked
Do locations narrow or widen my results?
Locations widen — they combine with OR. Adding California and Texas returns matching properties in either state. Filters narrow, because they combine with AND.
What's the difference between a property search and a people search?
A property search is anchored on properties and can include the likely owners or residents as contacts. A people search is anchored on people and can include the properties tied to them.
