Filters are how you go from "every property in this ZIP" to "vacant, high-equity, absentee-owned homes." Here is how they work.
Filters combine with AND
Every filter you add must be satisfied for a property or person to appear in your results — they stack with AND. Add a value range and an equity filter and an owner-occupancy filter, and you only get records that match all three.
Filter categories you can search by
- Price & value — estimated value, last sale price, assessed value
- Equity & mortgage — estimated equity, loan-to-value, loan type, rate
- Ownership — owner-occupied, absentee, out-of-state, corporate, vacancy
- Property details — type, beds/baths, square footage, lot size, year built
- Building condition & quality ratings
- Market status — MLS listing status, pre-foreclosure, auction
- Liens — tax liens, judgments, and other recorded liens
- Owner demographics & contactability — phone type, email status, Do Not Call

Can I combine filters with OR?
Within a single field, multi-select filters let you match any of several options (e.g. several property types). Across different filters, the logic is AND — every filter must be satisfied. To union two very different result sets, run them as separate searches or lists.
Are there ready-made filter presets like "absentee owners"?
There are no baked-in preset lists. You build the combination of filters you want and save it as a search to reuse — which gives you full control over the exact criteria.
