Comps put a number on a property by comparing it to similar ones nearby that recently sold or rented.

Comparable sales and rentals
From a property, run comps to find similar nearby properties and get an estimated value with a confidence level. Switch between sales comps for value and rental comps for rent estimates.
Tune the comp set
- Search area — a radius around the property or a custom drawn area
- Similarity — square footage, bed/bath, and price tolerances
- Property types and how recent the sales must be
- Sort by match score, distance, price, or date
- Add or remove individual comps to refine the estimate
Non-disclosure states
In some states sale prices are not publicly recorded. Where prices are unavailable, DealMachine flags it so you know the estimate is based on the data that exists rather than full sale prices.
