Most Houston market reports are written for people buying a home to live in. An investor is asking a different question: do the numbers support a deal, and which strategy do current conditions favor? This guide walks through the latest data and what it means if you plan to rent, renovate, or wholesale.

Where the Market Stands (August 2026)

The Houston Association of Realtors publishes monthly MLS data for the greater Houston area. Here are the key figures from the August 2026 report, released September 9.

The median price slipped slightly while the average home price in Houston TX edged up, which tells you higher-end sales are holding up better than entry-level ones. Sales dropped 11.5%, but inventory stayed near record levels. At 5.3 months of supply, the market sits in balanced territory, leaning toward buyers.

What the Numbers Mean for Investors

More supply and longer days on market shift the negotiation in your favor. Sellers who have been listed for nearly two months are often open to repair credits, closing cost help, or longer inspection periods. In this market, the discount often shows up in the terms rather than the price.

It also gives you time. You can walk a property twice, get a real contractor bid, and still have it available when you're ready to offer.

The trade-off is that appreciation won't rescue a thin deal. With prices flat, returns in the real estate market in Houston need to come from cash flow or from equity you create through renovation. HAR reports single-family rents held nearly flat in August, so underwrite with today's rents rather than projected increases. Townhomes and condos deserve extra caution. With 8.8 months of supply and a 7.1% price drop, they're where you'll find the steepest discounts, and also where resale timing and HOA finances matter most.

Costs to Underwrite in Houston

Texas has no state income tax, but three local costs change the math quickly:

  • Property taxes: Harris County effective rates generally run 2.1% to 2.5%, or roughly $6,300 to $7,500 a year on a $300,000 home. Appraisals are reassessed annually, and protesting your value each year is routine.
  • Insurance: Gulf Coast premiums have risen sharply. Get a quote on the specific address during your option period instead of using a rule of thumb.
  • Flood risk: Check the FEMA flood map for the parcel, ask for the claim history, and price flood coverage before you commit.

Where Deals Come From

Houston covers a huge area, so the metro median says little about any single neighborhood. Inside the Loop tends to be an appreciation play with weak rent-to-price ratios. Older inner-ring areas usually offer stronger yields but need more hands-on management. Pick one or two areas that fit your goal and learn them well.
